Challenge
Full Asbestos Strip in a Working Harbour Boatyard
Located on Sydney Harbour's foreshore, Woolwich Dock is a historic maritime building that once served as a naval shipping dock and today operates as a busy boatyard, home to a number of notable vessels, including the famous Wild Oats Sydney to Hobart racing fleet.
The project involved the complete removal of asbestos roofing and wall cladding from the existing structure while working within an active boatyard environment. Extensive planning and coordination were required to manage site access, heritage considerations, tenant activities, and the significant scaffold and equipment requirements necessary to safely complete the works.
Solution
Staged Works Coordinated With Sydney Harbour Trust
A carefully staged project delivery plan was developed to facilitate the safe removal of all asbestos-containing roofing and wall cladding while allowing boatyard operations to continue throughout the works.
Extensive coordination was undertaken with the Sydney Harbour Trust and site tenants to manage access requirements, logistics, work sequencing and operational constraints across the site.
Following the asbestos removal, the building was fully re-clad with new COLORBOND® steel roofing and wall cladding systems. The upgrade also included the installation of new windows and louvres to improve the building's appearance, functionality and natural ventilation. Additional works comprised the installation of Zincalume® box gutters, safety mesh, translucent roof sheeting, and upgraded rainwater drainage infrastructure, including new gutters and downpipes, delivering a comprehensive upgrade to the building's roofing, cladding and drainage systems.
Outcome
A Modern Exterior, Maritime Character Preserved
The project successfully transformed the historic building while preserving its maritime character and allowing the boatyard to continue operating throughout the works.
Through detailed planning, careful staging and close stakeholder coordination, the asbestos removal and re-cladding works were completed safely and efficiently, delivering a durable, modern building envelope that will serve the site for many years to come.
